Nightly Rates:
Low Season: $300–$350/night (Jan – early Feb, Sep – mid-Oct, post-Christmas lull)
Mid / Shoulder Season: $375–$475/night (Feb half-term, Easter, late Apr – Jun, early Sep)
High / Peak Season: $500–$650/night (UK Summer Holidays, Christmas/New Year, UK half-terms)

Minimum Stay:
Low Season: 3 nights
Shoulder Season: 3–5 nights
Peak Season: 5–7 nights

Taxes & Fees:
Florida state and county taxes: 7.5%
Osceola County Tourist Development Tax: 6%
Total applicable taxes: 13.5% (added to the nightly rate)
Cleaning fee: $250 per stay (one-time, separate from nightly rate)

Booking Notes:
Rates quoted in USD; UK guests should consider current exchange rates.
Early bookings recommended for UK school holidays - these periods fill quickly.
